Bangalore has expanded rapidly over the last decade, but much of its growth remains concentrated in a few busy zones. Areas such as Hebbal, Silk Board, and KR Puram continue to face heavy congestion because residential, commercial, and industrial activity is centred around limited corridors. The Satellite Town Ring Road, commonly known as STRR, is planned to reduce this pressure by improving connectivity around the outer regions of the city.
The STRR is a large access-controlled ring road that will circle Bangalore and connect several surrounding towns and developing regions. The project is expected to improve traffic movement, support balanced urban growth, and strengthen regional connectivity across Karnataka.

Devanahalli continues to grow because of airport related development, while Sarjapur and Hoskote are attracting housing demand due to improved connectivity. Over time, these satellite towns are expected to develop into self-sustaining urban centres, reducing dependence on central Bangalore for employment and daily travel.
Major construction activity on the STRR has already been completed in phases. In March 2024, two important stretches covering nearly 80 kilometres were opened for public use. These sections improved movement between Dobbasapete, Doddaballapur, and Hoskote.
The remaining section between Hoskote and the Tamil Nadu border is nearing completion. A small portion is delayed because of work related to a rail overbridge near Lingadeeramallasandra. Once completed, the corridor will create smoother regional access for passenger and freight traffic.
The project is also being designed with environmental considerations in sensitive areas near Bannerghatta National Park. Elevated sections are planned to reduce disturbance to wildlife movement and natural habitats.
The STRR is expected to influence future real estate growth across Bangalore’s outer zones. Improved road connectivity usually increases demand for housing, plotted developments, warehouses, and industrial spaces. Locations such as Devanahalli, Sarjapur, Doddaballapur, and Anekal are already witnessing rising interest from homebuyers and investors.
