Brigade Group Plans ₹40,000 Crore Investment Across South India

South India's real estate market is set for another major development push as Brigade Group outlines its next phase of expansion. The Bengaluru based developer plans to invest approximately ₹40,000 crore over three years to create a development pipeline of around 40 million sq. ft. across residential, commercial, hospitality and warehousing segments. The announcement coincides with the company's completion of 40 years in business and signals a continued focus on expanding across key South Indian markets.

Investment Plan and Development Pipeline

Brigade Group's planned investment will support projects across its established markets, with residential developments receiving the largest share. The proposed allocation and development targets include:

  • Residential: Around 70% of the planned investment.
  • Commercial: Approximately 20% for office and retail developments.
  • Hospitality: The remaining 10% of the investment.
  • Development pipeline: A target of around 40 million sq. ft. over the next three years.
  • Expected project value: A reported gross development value (GDV) of approximately ₹65,000 crore to ₹70,000 crore.

Warehousing is also part of the group's broader expansion plans. Funding is expected to come from internal accruals, project level financing, strategic partnerships and other suitable avenues, with disciplined capital allocation remaining a priority.

The company reportedly has around 33 million sq. ft. of ongoing projects and 16 million sq. ft. of upcoming launches. Its stated objective is to expand its development pipeline to approximately 40 million sq. ft. over the next two to three years.

Commercial Expansion Across Key Markets

Brigade Group is strengthening its commercial portfolio through its World Trade Centre (WTC) platform and Orion brand. Its upcoming developments include:

  • World Trade Centre: Three new developments are planned in Devanahalli and Whitefield in Bengaluru, and Coimbatore, following the securing of the required licences.
  • Orion brand: Upcoming developments in Chennai and Hyderabad will extend the retail brand beyond Bengaluru.

These initiatives are intended to expand the group's commercial footprint across additional South Indian markets.

Over four decades, Brigade Group has developed more than 110 million sq. ft. across over 300 projects and established a presence in 10 cities. Its markets include Bengaluru, Chennai, Hyderabad, Mysore, Kochi, Thiruvananthapuram, GIFT City, Coimbatore, Chikkamagaluru and Mangaluru. Its portfolio spans residential communities, office spaces, retail destinations and hotels.

Sustainability and Future Growth

Alongside its expansion plans, Brigade Group has set a target of achieving net zero emissions by 2045. Its approach includes energy efficient design, renewable energy, water conservation, responsible waste management and sustainable construction practices.

The group is also considering a potential entry into real estate investment trusts (REITs), although a timeline has not been confirmed. A possible move has been discussed within a five-year horizon. While South India remains its immediate focus, the company has identified opportunities in the National Capital Region, Pune and Mumbai for potential future expansion.

What the Investment Means for South India's Property Market

Brigade Group's planned ₹40,000 crore investment signals a broad expansion across housing, workplaces, retail, hospitality and warehousing. Its growing development pipeline, additional WTC locations and Orion brand expansion could strengthen its presence in existing and new markets.
