DLF to Launch Luxury Homes Worth ₹58,000 Crore

Luxury housing continues to draw interest from homebuyers and investors, encouraging developers to prepare new projects. DLF Ltd, India’s largest real estate company by market capitalisation, plans residential launches with a sales potential exceeding ₹58,000 crore over the next two to three years. The pipeline includes developments in Mumbai and Gurugram, with launch schedules subject to regulatory approvals.

Upcoming Housing Launches in Mumbai and Gurugram

DLF is preparing new luxury housing projects to expand its presence in both markets. The next phase of The Westpark in Mumbai is expected in the December quarter of FY27, while another luxury residential project in Gurugram is planned for the second half of the current financial year. Both timelines depend on the necessary approvals.

According to the company’s latest investor presentation:

  • Approximately 24 million sq ft of property is planned for launch over the medium term, with sales potential exceeding ₹58,000 crore.
  • At the beginning of FY25, DLF had outlined plans for 37 million sq ft with an estimated revenue potential of ₹1,14,500 crore.
  • Over the following two and a half years, it launched approximately 14 million sq ft, representing more than ₹56,000 crore in potential revenue.

Luxury Projects Drive Premium Housing Sales

DLF’s existing developments continue to contribute to its luxury housing portfolio. The Dahlias, launched in October 2024 across 17 acres in DLF Phase 5, Gurugram, comprises 420 apartments and penthouses. The project has reportedly experienced strong demand and significant price appreciation over the past two years.

  • Approximately 275 units had been sold by September.
  • In August, a penthouse measuring 17,200 sq ft in super area and 10,500 sq ft in carpet area sold for ₹271 crore.
  • The Aureva, a senior living project spread across 4.17 acres in Gurugram, comprises 172 luxury homes. All units were reportedly sold for a total of ₹1,985 crore.

Financial Performance and Development Capacity

DLF recorded property sales worth ₹4,457 crore in the first half of the current financial year and is targeting approximately ₹20,000 crore in sales bookings for FY27.

Its financial results show mixed movements in income and profit:

  • Second quarter consolidated net profit rose 10% year on year to ₹1,301.35 crore from ₹1,180.09 crore. Total income increased to ₹2,297.30 crore from ₹2,261.80 crore.
  • First half net profit reached ₹2,095.25 crore, compared with ₹1,942.76 crore a year earlier. Total income declined to ₹3,902.86 crore from ₹5,242.68 crore.

DLF has developed more than 185 real estate projects covering over 352 million sq ft. Its office and mall portfolio spans approximately 50 million sq ft, while its residential and commercial development potential totals 275 million sq ft, including projects under execution.

Investment Outlook: What It Means for Homebuyers and Investors

DLF’s planned launches could offer homebuyers more luxury housing options in Mumbai and Gurugram, including premium apartments and specialised residential developments. For investors, the proposed pipeline of over ₹58,000 crore in sales potential, alongside reported price appreciation at The Dahlias, highlights the company’s focus on the premium segment. However, purchase decisions should account for individual budgets, project timelines and the approvals required before launch.

DLF’s Expanding Luxury Housing Portfolio

With upcoming projects in Mumbai and Gurugram, continued demand for premium residences and a ₹20,000 crore sales target for FY27, DLF is strengthening its focus on luxury housing. Its planned launches could broaden choices for homebuyers while offering investors opportunities to explore premium residential markets. The company’s expanding development pipeline and established portfolio position it to build on its presence in India’s luxury real estate sector.
