Recent research based on workspace enquiries, long term search patterns, and geographic insights shows that adaptable office formats now account for a substantial share of workplace demand across the country. According to the study, flexible workspace options represent 73% of office related search activity, while traditional office leasing contributes less than 27% of overall demand indicators.
The findings suggest that organisations are placing greater emphasis on flexibility, scalability, and operational convenience when evaluating workplace requirements. The analysis draws on 387,000 verified workspace enquiries collected across 30 countries and combines this information with nine years of search trend data. The results indicate that office demand is no longer concentrated solely in major business centres, with increasing interest emerging from smaller cities and overseas markets connected to India.
Workplace searches are becoming increasingly specific as organisations look for solutions tailored to particular operational needs. Rather than searching broadly for office space, users are focusing on individual workspace categories that support flexible working models. Meeting room related demand has increased by 187% during the past three years, making it one of the fastest growing workspace segments.
Virtual office searches have also recorded significant growth of 99%, reflecting continued interest in business presence solutions without the need for permanent office occupancy. Demand for day pass access has risen by 20% over the same period. Together, these specialised workspace categories account for nearly 90% of coworking related search activity. This pattern highlights the growing preference for short term and adaptable workplace arrangements that can support changing business requirements.
Managed office solutions are attracting increasing attention across India. Search activity for this segment has expanded by 778% since 2022, demonstrating rising awareness among office users. Despite this rapid growth, managed office demand remains considerably lower than coworking related searches, suggesting further scope for market development. Sustainability is also playing a larger role in workplace selection decisions. Green certified office parks account for more than two thirds of office park related search volume nationwide. Seven of the ten most searched office parks hold recognised environmental certifications. One certified technology park generates approximately 122,000 monthly searches, illustrating the growing influence of sustainable infrastructure on corporate location decisions and workplace planning.
The research also highlights growing international engagement in India’s office market. Approximately 3% of office related searches originate outside the country. The largest share comes from the United States, followed by the United Kingdom and the United Arab Emirates. Workplace decision making is becoming more inclusive as well. Women now account for 24.2% of workspace enquiries, with strong participation levels recorded in Bengaluru, Mumbai, and Hyderabad.
