Noida Sports City Plan Approved: What It Means for Homebuyers

Noida Sports City Plan Approved: What It Means for Homebuyers

After years of delays, Noida’s Sector 150 is moving closer to a possible revival. Noida Authority has approved a revised layout for the 300-acre Noida Sports City project, reserving 70% of the land for sports facilities. The decision could help stalled housing projects progress, although further clearances will determine when construction and possession can move ahead.

Revised Layout Approved for Sector 150

Lotus Greens Constructions submitted the revised plan and prescribed fee on January 2. The proposal received in principle approval at Noida Authority’s 222nd board meeting on April 6, followed by formal approval on May 6 after public objections and suggestions were invited through newspaper advertisements and the Authority’s website and subsequently addressed.

Key details include:

  • Location: Plot 2, Sector 150, covering a 300-acre site.
  • Land allocation: 70% reserved for sports facilities.
  • Plan preparation: Skyline Architectural Consultant prepared the layout, which was vetted by the Sports Authority of India (SAI).
  • Additional approval: The building plan for Plot SC-02 was approved on June 9.

Housing Approvals and Other Pending Proposals

Noida Authority has issued conditional occupancy certificates for four housing projects developed by Brick Rise Developers, Ace Infracity, Land Kart Builders and Samridhi Infra Square. These approvals mark progress, but the conditions attached remain relevant. Construction and possession timelines will depend on each project's outstanding requirements and permissions.

Other revised proposals are also under review:

  • Sector 150: Logix Infra Developers.
  • Sectors 78-79: 3C Green Developers.
  • Sector 152: ATS Homes.

Noida Authority has invited public objections and suggestions on these proposals before deciding on further approvals. On October 6, the Supreme Court decided to hear the cases concerning the three projects separately, with hearings scheduled for December 9, December 16 and January 20.

Why Development Was Stalled

The Sports City concept dates to 2004, when Noida Authority planned sports infrastructure linked to the Commonwealth Games. Four schemes launched between 2010-11 and 2015-16 covered approximately 798 acres, equivalent to 32.3 lakh square metres, with 70% earmarked for sports facilities.

The project faced scrutiny after a Comptroller and Auditor General (CAG) report flagged irregularities, including allotments without required approvals. On January 18, 2021, Noida Authority halted development processes, including building plan approvals and occupancy clearances. The Uttar Pradesh Public Accounts Committee disposed of the CAG observations on August 29, 2024.

What the Approval Means for Homebuyers

On November 24, 2025, the Supreme Court directed Noida Authority to lift the development ban within 30-45 days. The revised layout approval is a step towards revival, not automatic permission for every project to resume construction.

For homebuyers, the next milestones are project specific. Building approvals, compliance with outstanding conditions and progress on construction will determine when individual developments approach completion and possession.
