Greater Noida is attracting fresh attention as real estate developers expand into emerging markets. Puravankara’s Greater Noida real estate project marks the Bengaluru-based developer’s entry into Delhi NCR, adding a substantial residential development opportunity to its expanding portfolio.
Through its wholly owned subsidiary, Prudential Housing and Infrastructure Development Limited, the company has secured a 13.44-acre land parcel with an estimated gross development value (GDV) of ₹5,200 crore. The project represents a major step in its geographical expansion, with regional infrastructure development expected to support future connectivity and residential demand.
The land allotment establishes Puravankara’s presence in North India, extending its operations beyond its established markets in southern and western India.
According to the company’s regulatory filing dated September 22, 2026, the acquisition is its largest land transaction in FY27 so far. The parcel is reportedly valued at approximately ₹340 crore and is intended primarily for premium high-rise residential development.
The Greater Noida site benefits from access to the Yamuna Expressway, linking the development to regional infrastructure.
The upcoming Noida International Airport at Jewar is expected to further improve connectivity. Airport development could also support employment generation and economic activity across the surrounding region, contributing to residential demand.
The acquisition forms part of the company’s broader expansion strategy across major Indian property markets.
According to Puravankara’s FY27 business development figures, its additions across Delhi NCR, Mumbai and Bengaluru now cover approximately 10.74 million sq ft of saleable area, with an estimated GDV of ₹14,100 crore.
The Greater Noida entry follows the company’s ₹2,600 crore redevelopment project win in Goregaon West, Mumbai.
