Bengaluru Business Corridor Explained

Bengaluru Business Corridor Explained

The Bengaluru Business Corridor (BBC), earlier called the Peripheral Ring Road (PRR), was first proposed in 2007 to reduce traffic congestion in the city. Despite being seen as a major infrastructure upgrade, the project remained stalled for nearly two decades due to land acquisition issues, legal disputes, and funding problems. Now, with renewed efforts from the government, there is fresh hope that the project will finally move forward.

Project Overview and Current Progress

The corridor is planned as a 73-kilometre road connecting Tumakuru Road, Ballari Road, Old Madras Road, and Hosur Road. With an estimated cost of Rs 27,000 crore, the project will be funded through a loan from the Housing and Urban Development Corporation.

In March, the Bangalore Development Authority (BDA) invited tenders for the first construction package, covering a 20-kilometre stretch between Tumakuru Road and Ballari Road, costing about Rs 3,348 crore. The government has now set 2029 as the new deadline for completion. Officials are planning to execute the project in phases, starting with a 23-kilometre stretch between Madavara and Yelahanka, where about half the land has already been acquired.

Land Acquisition and Compensation Challenges

Land acquisition remains a key challenge for the project, with ongoing discussions between authorities, farmers, and landowners over compensation and acquisition policies. While the project follows the BDA’s land acquisition framework, some stakeholders prefer the benefits offered under the 2013 Right to Fair Compensation Act.

Compensation is currently based on 2016 guidance rates, leading to concerns about alignment with present market values. To address this, the government has introduced five compensation options, including cash payments, Transferable Development Rights (TDR), Floor Area Ratio (FAR), and residential or commercial plot allocations. However, discussions are still continuing as many landowners seek more favorable terms.

Policy Changes and Design Updates

The project has evolved through multiple revisions since receiving environmental clearance in 2023. In 2025, the government revised the road width from 100 metres to 65 metres to improve project practicality. The remaining land is planned for landowner compensation and commercial development along the corridor, supporting a more balanced and flexible approach.

Why the Corridor Matters

The Bengaluru Business Corridor is expected to play a key role in improving the city’s transport system. It aims to divert heavy traffic away from the already congested Outer Ring Road, improve connectivity to the airport and other cities, and open up new areas for urban and commercial development.

The Road Ahead

Despite the renewed push, several challenges remain. Legal cases are still ongoing, land acquisition is incomplete, and protests continue. Officials need to secure at least 80% of the land before starting full-scale construction. However, the government has expressed strong commitment to completing the project, making it a critical step toward solving Bengaluru’s growing traffic problems.
